1. Your Booking

1.1. Bookings will not be accepted for persons under the age of 18 years of age.

1.2. Your booking will not be guaranteed until we have received your deposit and confirmed acceptance of your booking by sending you written confirmation. If you have any special requests, you must let us know when you make the booking.

1.3. We reserve the right at our sole discretion to refuse to accept any booking. We have the right to cancel your booking, or to instruct you or your party to leave the property immediately, without compensation or refund, should you or any of your party not comply with these terms and conditions, particularly terms relating to behaviour and conduct.

1.4. As soon as you receive your pre-arrival written confirmation and information details you must check the booking details carefully. If anything is incorrect, you should tell us immediately. Within the pre-arrival, we will inform you of the key safe PIN number to allow contactless check-in.

1.5. You are responsible for ensuring the property is suitable for your needs prior to booking.

 

2. Parties

2.1. We will require the name, age and address of all persons in your party who will be occupying the property and this information must be specified on the booking form and provided at any time when requested during your stay. Failure to provide all the required information may result in refusal of your booking, a delay on arrival or if the failure occurs during your stay, we reserve the right to ask you to leave the property.

2.2. We are required to know who is in the property at any time. If you wish to invite friends or family to visit during your stay, you must request this when booking. Under no circumstances must visitors arrive on site without prior and reasonable notification. There is no overnight parking for non-residents and non-residents are required to leave the premises by 11.00 pm.

2.3. You must not allow more people than our website states to stay the night. 

 

3. Payments

3.1. A deposit 10% of the stay is required. The deposit will be refunded according to the cancellation conditions. 

3.2. Full booking balance must be paid 42 days before arrival and if you do not pay the full amount by the due date we will assume that you want to cancel the booking.

3.3. Payments in sterling by bacs, paypal, and the following cards: Visa Debit / Delta, Visa Credit, Maestro / Switch, Mastercard, American Express.

3.4. We reserve the right to temporarily hold an amount prior to arrival.

 

4. Pricing

4.1. All prices are for the property and are not on a per person basis. Additional charges may incur for dogs and extras.

 

5. Amendments and Cancellations

51. If you wish to change any detail of your booking, we will do our best to make the required changes.

5.2. If the booking is cancelled less than 14 days before arrival then a charge equal to the full booking amount will be made.

5.3. If the booking is cancelled less than 21 days before arrival then a charge equal to 60% of the stay will be made.

5.4. In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

5.5. If within 4 weeks prior to your arrival, or at any time during your stay, any member of your party has, or develops an infectious or contagious medical condition you must notify us immediately. On receipt of such notification we reserve the right to refuse or cancel your booking or ask any member of your party to leave the property immediately.

 

6. Cancellation by the Owner

6.1. We do not expect to have to make any changes to your booking. However, sometimes bookings have to be changed or cancelled and the owner reserves the right to do so if required.

6.2. We will not be responsible for any compensation if we are prevented from carrying out our contract responsibilities as a result of events beyond our control. This means an event beyond our control including but not limited to strikes, fire, flood, governmental order, rule regulation or direction, accident, natural disaster, pandemic or storm.

 

7. Rose View Cabin Holiday Property

7.1. Contactless Check is between 17:00 pm and 22:00 pm and Check out will be between 07:00 am and 09:30 am (Earlier times maybe possible in agreement with owners). 

7.2. Parking for our residential guests is available and is free of charge.

7.3. Where additional facilities such as telephone or broadband are provided, please be aware these services are subject to availability and network conditions. You agree not to make unreasonable use of these facilities. Where there is unreasonable use of the facilities, we reserve the right to charge you for the cost incurred as a result of such use. 

7.4 You and the members of your party agree to keep the property clean and tidy, to leave the property in a similar condition as you found it when you arrived and behave in a way at all times while at the property which does not break the law.

7.5. Before your arrival, the property will be cleaned and the inventory checked. Losses, breakages, damage or any unnecessary cleaning will be charged to you. 

7.6. We pride ourselves on high standards of cleanliness and we have enhanced our cleaning by implementing the recommended COVID19 cleaning requirements. Keys will be sanitised between check ins and will be using sanitising procedures which includes virucidal disinfectant on all surfaces, soft furnishings and high touch points, to eliminate any potential contaminants. The property will be misted with a virucidal disinfectant prior to your arrival. There will also be Disinfectant, cleaning supplies and antibacterial hand sanitiser and would ask that all guests sanitise their hands on entry and regularly during their stay with us. 

7.7. We have also removed some unnecessary items from the property.

 

8. Pets

8.1.Pets are welcome in the property subject to payment of the appropriate charge of GBP 15.00 per dog. (Max of 2 Dogs)

8.2.Dogs must be well behaved and kept under control at all times when outside the property. If walking through farmers fields with livestock, please keep dogs on the lead, especially when there are young calves or lambing season.

8.3 Dogs are not allowed to be left alone in the property or permitted on the beds or sofa. Any excess cleaning which incurs costs which exceed the additional cleaning fee will be charged.

8.4. Dog towels and dog poo bags are provided in the dog welcome basket. We ask that you are responsible and clean up after your dog.

 

9. Smoking

9.1.We operate a non smoking policy within the property.
